Facilities Maintenance
Meet our Facilities Maintenance Team, a dedicated team consisting of 8 managers and 70 management and union personnel, responsible for over 3 million square feet of residential and recreational facilities on campus. They handle everything from infrastructure, mechanical, electrical, plumbing, HVAC, and architectural needs, to responding to emergencies 24/7.
During a normal workday, they complete routine maintenance tasks including resident requests, planned maintenance, preventive maintenance, and predictive maintenance. They also assist in the planning and construction of new facilities and the renovation of existing ones.

Community-Based Maintenance
Our maintenance staff is dedicated to specific communities. This community-based approach ensures a local expert who knows the systems, fixtures, and unique aspects of your residence halls. In each of our five communities, two maintenance staff serve your needs: one for general maintenance and one for carpentry-related repairs.
Our Community Maintenance Shops
- Plumbing: Sinks, showers, toilets, and urinals.
- Electrical: Light fixtures, bulbs, exit signs, outlets, and ranges.
- HVAC: Heat convectors, fan coil units, and air handlers.
- Preventative maintenance
Centrally-Based Maintenance
The rest of our maintenance staff are centrally grouped by specialty, responding to requests across all halls.
Our Shops:
- Mechanical, Electrical, Plumbing (MEP):
- Mechanical Equipment: Heat and hot water generation, water pressure, pipe repairs, water coolers, and ventilation systems.
- Scheduled Maintenance: Preventive maintenance, exhaust fans, refrigerators, motors and belts, sump pumps, fan coil units.
- Room Furnishings:
- Furniture: Student room, study, and lounge furniture.
- Other: Window blinds, bulletin boards.
- Paint:
- Surfaces: Student rooms and public areas.
- Floor and Wall Coverings:
- Materials: Vinyl floor tile, ceramic tile, wood flooring, carpet, signage.
- Projects:
- Small-Scale Work: Short-duration tasks.
- Access Systems:
- Door hardware (locks and card readers)
- Building security cameras
Reflex Team: This is a 24-hour response team composed of MEP, and CM, staff. They handle after-hours and weekend emergencies, ensuring critical issues are addressed promptly.
